Our Management Process
Rental market comparisons are routinely performed to realize the highest possible rental rate for your property. All prospective tenants are thoroughly screened for employment, credit references and financial stability. Tenant candidates are reviewed with owners for final approval prior to the execution of the lease agreement. We provide for after hour’s emergency maintenance responses, conduct property inspections, and coordinate necessary maintenance or repairs. Detailed records are provided for all accounts payable, accounts receivable, security deposit disposition and rent proceeds. Owners are provided with comprehensive monthly and year-end accounting statements.

- Management Consultation - In the event you need management consultation or short term management services. Billed at an hourly rate of $75.00
Owners Responsibilities
Expenses related to property upkeep, maintenance, repairs, utilities, etc.
- Providing adequate property and liability insurance
- Notifying management company of any past dues HOA or mortgage payments
- Promptly responding to request for property maintenance or repairs
- Making timely payments to contractors for services rendered
- Refund of tenant security deposit less damages if any as recommended by management company
Start Up Cost
A non-refundable retainer fee of $350.00 is required at commencement of management agreement. This fee will be applied towards the placement fee if property is rented through Vision Quest Homes, LLC.
