In the case where you wish to manage your own property, we provide the following tenant placement services:

• Rental market comparisons to obtain the highest possible rental rate
• Advertising design, placement in multiple rental websites/MLS and tracking
• Professional exterior and interior photographs of property
• Schedule and coordinate property showings
• Thorough investigation of tenant's employment, references, credit and criminal history
• Owner review and selection of tenant candidate's
• Negotiate, prepare and execute lease agreement documents
• Collect security deposit/first month's rent payable to Landlord
• Coordinate move-in inspection of property with tenant and owner
• Tenant introduction and hand off to owner
• Complimentary lease extension document at end of lease period upon request

Placement Fee—One month's full gross rent. (Minimum of $995.00)

• Maintenance and repair contractor referrals
• Home warranty company referrals
• Generation of new lease documents for renewal - $250.00
• Management services may be added at a later date if needed
