Placement/Management
We will provide the following tenant placement and monthly property management services:
- Rental market comparisons to obtain the highest possible rental rate
- Advertising design, placement in multiple rental websites/MLS and tracking
- Detailed exterior and interior professional photographs of property
- Schedule and coordinate property showings
- Thorough investigation of tenant's employment, references, credit and criminal history
- Owner review of prospective tenants offered
- Negotiate, prepare and execute lease agreement documents
- Detailed record keeping with monthly and year end financial reporting
- Establish and enforce maintenance and rent payment policies
- Security/pet deposits held by owners
- Rent proceeds deposited via EFT within 15 business days (to allow funds to be verified)
- Schedule normal maintenance and repairs if requested
- Disburse funds for maintenance/repair expenses if available
- Coordinate after hour’s emergency service
- Negotiate lease renewal with existing tenant*
- Semi-annual interior/exterior inspection of property
- Move-in, move-out property inspection with tenant
- Evaluate and recommend security deposit refund in accordance with the Colorado Real Estate Rules and Regulations on damages versus fair wear and tear
- Eviction assistance, if necessary we will assist with the eviction process.
Tenant Placement Fee - 40% of one month’s gross rent (Min of $800.00)
Management Fee - 10% of gross monthly rent (Min of $100.00)
*No placement fee charged for lease renewal with an existing tenant. Placement fee would apply for the placement of a new tenant after the expiration of the current lease agreement.
